Methodology

Four data layers, refreshed once a year. First, market-portal corridors from Immowelt, ImmobilienScout24, Engel & Völkers and Homeday for the most recent quarter on record. Second, the official standard land values (Bodenrichtwerte) from the BORIS-BB system maintained by the Property Valuation Committee for Ostprignitz-Ruppin — 510 reference values in the current edition. Third, the ImmoScout24 rental price index with existing-stock rents at €8.63/m² (+7.8% YoY) and post-2021 new-build rents at €15.67/m². Fourth, qualitative expert commentary from Dirk Pospiech on valuation spreads that pure portal data cannot resolve. Every edition states cut-off date, comparison period and source.
